Leahy’s Inspections a will give you an unbiased, visual home inspection. I will inspect the home from the roof down to the foundation to identify the current conditions and safety issues of the property. I will walk you through all the significant findings verbally and provide a easy to read report within 24 hours and most of the time that evening. I find that after going over the house in detail for 3 to 4 hours is long enough to keep people waiting without having to rush through another hour to write the report. This allows me to detail the report in my own time and give the same effort on the report as I did on the home.
HOMEBUYER’S GENERAL HOME INSPECTION
These are scheduled prior to closing on either brand new or existing homes. The home inspection covers hundreds of components in the home and includes a easy to read written report outlining current conditions and safety issues. The report gives buyers the information needed to make the best decision regarding their investment and future maintenance concerns.
HOMESELLER’S PRE-LISTING INSPECTIONS
This is a general home inspection completed prior to selling the home to give current owners an idea of maintenance issues that need to be addressed. A pre-listing inspection also helps give confidence to potential buyers regarding the condition of the home inspected by an unbiased licensed home inspector.
NEW HOME BUILDER’S WARRANTY INSPECTION
This general home inspection is done prior to the 12 month builder warranty expiration. A report from a licensed professional home inspector can be taken to the builder and the issues noted can be addressed. If repairs aren’t needed, it provides peace of mind of the quality in which the new home was built.
MANUFACTURED HOME FOUNDATION CERTIFICATIONS
If you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer’s foundation certification is required that states that the home is placed on a permanent foundation that complies with the “HUD Permament Foundation Guide for Manufatured Homes”, dated 1996 by the US Department of Housing and Urban Development (HUD).
