Home Buyer Inspection
These Home Inspections are scheduled prior to closing on either a brand new or existing home. The home inspection covers hundreds of components in the home and includes an easy to read written report outlining current conditions and safety issues. The report gives buyers the information needed to make the best decision regarding their investment and future maintenance concerns
Pre-Listing Home Inspection
This is a general home inspection completed prior to selling the home to give current owners an idea of maintenance issues that need to be addressed. A pre-listing inspection also helps give confidence to potential buyers regarding the condition of the home inspected by an unbiased licensed home inspector
Home Warranty Inspection
This general home inspection is done prior to the 12 month builder warranty expiration. A report from a licensed professional home inspector can be taken to the builder and the issues noted can be addressed. If repairs aren’t needed, it provides peace of mind of the quality in which the new home was built.

A Home Inspection in General Terms
A home inspection is a non-intrusive visual inspection of your components that makes a house a home. No matter how much I want to open up a wall to see what’s covered up, homeowners just don’t allow it. If the home is occupied, will have areas behind bookshelves, etc. that you just can’t see. The Home Inspection is not technically exhaustive. A good home inspector will look at all the signs outside and within the home along with the functioning of mechanical systems to determine the condition of the home on that day. Conditions to the home and mechanical systems can and will, at some point, change after you move in and part of routine maintenance owning a home. Having a home inspection will help determine these factors and further examination by a specialist within that field maybe be needed and added in the report when visual signs and performance are apparent. I wish I could tell you when a fan module for your A/C blower will stop working, but I can’t, nor can anybody else. Getting an experienced Home Inspector to inspect your home will give you the condition of the home at the time of your inspection. Just to give a home buyer a better understanding, this is how Home Inspections work no matter what sales pitch you receive. See TREC SOP for rules.
